What's included?
Elbow Room includes a foundation, permits, traditional home construction, electrical work, plumbing, appliances, air conditioning and heating, and interior finishes! We take handle everything to provide a seamless experience for customers who expect high quality and exceptional service!
What's the process?

First Visit

We meet at your property to learn about your project  and decide the right placement for your Elbow Room.

1 DAY

Feasibility

Using your survey and consulting with your municipal codes, we'll assess what's possible on your property.

2 DAYS - 2 WEEKS

Confirm Selections

Now is the fun part where you choose your floorpan, interior package, and exterior colors!  

1 DAY

Plans & Permits

Your architectural and engineering plans are drawn up for your specific property while we begin the permitting process.

2  - 4 WEEKS

Construction

Once your project is approved, we will decide on a start date. Smaller units will take about 4 to six weeks.  Larger units or those with bathrooms will take a between 4-6 months.

1 - 6 MONTHS

Handover

Your Elbow Room will get a Certificate of Occupancy and you'll receive the keys to your beautiful new getaway.

Do I need a permit?
The requirements vary by location. During the feasibility study, we will examine your property and municipal codes to determine all necessary permits. Units with water and sewage hook-ups typically require a permit, regardless of the structure's size. Elbow Room will ensure clear communication of updates and timelines throughout the permitting process.
What kind of foundation is used?
Elbow Rooms include 4-6" slab on grade foundation.  Sites with a slope may use a thicker slab or in-ground pier and beam.  We will provide a quote for sites that need adjustments for a slope beyond the Scope of Work.
How does your payment plan work?

Payment is structured as below:

  • Initial Deposit - 5%
  • Pre-Construction Payment - 30%
  • Foundation Completion - 30%
  • Post Rough-In - 30%                                                                                                                                                                                                                            
  • Project Completion - 5%
Do you offer financing?
We accept payments from third-party lenders. 
How is it built?
Elbow Rooms are "stick-built" like traditional home construction. They are not pre-fabricated or modular in nature.  
Is there a warranty?
There is a one-year warranty on craftsmanship, materials, and construction. 
All manufacturers warranties are transferrable. 
Engineered foundations have a 10-year warranty. 
Are ADUs good investments?
ADUs are fantastic investments. They can add as much as 35% to property value and can be an excellent source for passive income. The purposeful use of accessory structures are often invaluable in themselves.
